Australia's construction sector continues to face pressure, with recent business reporting again pointing to elevated insolvency risk among builders and related operators.
For tradespeople, that is not just a headline about another company's balance sheet.
A builder collapse can quickly become a practical problem for subcontractors who have materials on site, tools locked in a compound, unpaid invoices, unfinished work and unclear responsibility for damaged or abandoned projects.

The first point to understand is that standard public liability insurance is not designed to recover unpaid debts. If a head contractor fails to pay, a liability policy will generally not step in simply because money is owed. That means tradies need to treat payment terms, progress claims, retention clauses and proof of authority as risk controls, not just paperwork.

Insurance still matters, but the question is whether the right policy is responding to the right risk. If materials or work in progress are damaged before handover, contract works insurance may be relevant, depending on who arranged the policy, who is named or noted, the project stage, exclusions and the event that caused the loss. Subcontractors should not assume the builder's policy automatically protects their labour, materials or margin.

Tool and equipment cover also deserves attention. When a project stalls, sites may be less secure, supervision may drop and access arrangements can become messy. If tools, plant or hired equipment are left behind, check whether the policy covers unattended items, locked storage requirements, overnight conditions and theft from a site. Keep photographs, serial numbers, receipts and a current inventory so a claim is not weakened by poor records.

Before taking on work, tradies may want to consider a few practical checks:

  • Confirm who is responsible for insurance on the project and request current certificates of currency.
  • Check whether your business is listed, noted or otherwise protected under any principal-arranged cover.
  • Avoid leaving high-value tools and materials on site longer than necessary.
  • Document completed work, variations, site instructions and delivery of materials.
  • Review contracts for payment timing, suspension rights and retention arrangements.

The key lesson is that insolvency risk sits beside physical site risk. A well-run trade business needs both commercial discipline and suitable cover limits. If the next builder collapse affects your site, being organised before the problem appears can make the difference between a manageable interruption and a serious hit to cash flow.
